Home Buying Tip, Negotiating:
Negotiating for the best price is not a fool-proof system.  If you go to low you can annoy the seller and end up paying more or, even, not getting the house.

Knowing if a home owner is negotiable is an important factor to know beforehand.  If the house has been on the market for a while can be an indication of flexibility. Your Realtor can assist you in this regard.

Home Selling Tip, Closing Date:
Pointing out flexibility, if you are able to, on when you can close is an attractive option.  There are other things besides price that buyers look at as a way to give a good offer.

Buyers that have a house to sell might not negotiate as strong on price because they understand what they are offering and their limited options in front of them.
